Plan.&lt;/span&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;span style="font-family: Arial, Helvetica, sans-serif;"&gt;This By-law adopts the City’s Downtown Community Improvement Plan (CIP) for the area designated a Community Improvement Project Area by By-law Number (2009)-18704 for the purpose of Downtown Redevelopment.&lt;/span&gt; &lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;span style="font-family: Arial, Helvetica, sans-serif;"&gt;The proposed Downtown Community Improvement Plan (CIP) is a tool designed to improve the physical and economic landscape in Downtown Guelph through City initiatives or incentive programs. The Downtown CIP will provide Guelph City Council with broader authority under the Planning Act to encourage investment in the Downtown and to develop financial incentives for Downtown properties. The CIP will assist in the implementation of the City’s priorities as set out in the Strategic Plan, Official Plan, Local Growth Management Strategy and the Downtown Action Plan. &lt;/span&gt;&lt;/div&gt;&lt;span style="font-family: Arial, Helvetica, sans-serif;"&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;&lt;/div&gt;&lt;/span&gt;&lt;div style="text-align: justify;"&gt;&lt;span style="font-family: Arial, Helvetica, sans-serif;"&gt;The purpose of the Downtown CIP is to maintain and enhance the Downtown as a focal area for public and private investment. The adoption of a Downtown CIP would provide the City with the ability to become more directly involved in the redevelopment of land within the Downtown for the purpose of community improvement.
